According to Singapore’s Urban Redevelopment Authority (URA), the property market is divided into three regions: Core Central Region (CCR), Rest of Central Region (RCR), and Outside Central Region (OCR). The Core Central Region (CCR) comprises Districts 9, 10, and 11, parts of the Downtown Core Planning Area (including sections of Bugis and Ophir Road), and Sentosa. The CCR commands the highest property prices due to its central location within Singapore’s transportation network and its proximity to commercial hubs, financial institutions, reputable schools, and tourism areas. The Outside Central Region (OCR) covers a significant portion of Singapore’s landscape, encompassing parts of Districts 4, 14, 15, 20, and Districts 16-19, as well as Districts 21-28. Despite being farther from the metropolitan area and CBD, newer condos in the OCR remain popular due to Singapore’s small size and excellent MRT connectivity, which makes it easy for residents to access the CBD and other parts of the island.
